Japandi virtual staging mixes Japanese and Scandinavian design, with low furniture, natural wood, muted earth tones and lots of open floor space. It suits minimalist flats and newer homes with clean finishes. Small rooms feel calmer. In a large room or a house with busy finishes, Japandi can look unfinished. Real Estate Camera offers it as one of 8 styles, at 2 credits a room.

Real Estate Camera is our app. Keep that in mind when you read my take.

What a Japandi room looks like

Japandi keeps furniture low and surfaces nearly bare. Think of a sofa in linen or oatmeal, oak or walnut furniture, a flatweave rug in natural fibres, one plant and a single piece of art. In Real Estate Camera, Japandi is one of 8 staging styles. It costs 2 credits per room, about $0.67 to $1.00.

  • A low sofa or platform bed in linen, oatmeal or warm grey.
  • Light or mid-tone wood, often oak or walnut.
  • One or two objects on a surface, a plant, and bare walls or a single piece of art.
  • Flatweave rugs in natural fibres.

Where it fits and where it doesn't

Japandi suits new-build flats with white walls and light floors, as well as small bedrooms and studio flats. In a large open living room, Japandi can look half-empty. Try Modern there. For a colonial-style house with decorative cornicing, choose Traditional; Japandi clashes with the detailing. Modern Farmhouse usually looks more natural in suburban new builds with board-and-batten cladding.

How to stage a room in Japandi

To stage a room in Japandi, start with one photo and 2 credits in Real Estate Camera. Photograph the empty room with the camera level and the lights on, then choose Japandi under Stage. Compare the result with the original photo. If Japandi leaves the room looking bare, try it again in Scandinavian, which is similar but fuller. Label the final photo as virtually staged.

  1. Photograph the empty room with the camera level and every light on.
  2. In the app, tap Stage and choose Japandi.
  3. Compare the result with the original. Check that the windows and doors match, then check the floor.
  4. If the room looks bare, try it again in Scandinavian. It's similar but fuller.
  5. Label the photo as virtually staged.

Questions

What is Japandi style?

A blend of Japanese and Scandinavian design: low furniture, natural wood, muted earth tones, very few decorative touches and plenty of open floor space.

Which properties suit Japandi staging?

Minimalist, newer homes and flats with clean finishes, and small rooms you want to feel calm. It works less well in houses with busy or ornate finishes.

Can Real Estate Camera stage in Japandi?

Yes. Japandi is one of its 8 staging styles. A staged room costs 2 credits, about $0.67 to $1.00 depending on the pack, and takes 20 to 60 seconds.

What goes wrong with Japandi staging?

It can look unfinished. With so little furniture, a large room may look only half-staged. Check the result at full size, and use Scandinavian or Modern if it looks bare.

Do I need to label a photo virtually staged in Japandi?

Yes. Any virtually staged photo needs a label in most MLSs, and California's AB 723 requires disclosure of digitally altered property listing photos.
