Who pays for virtual staging, the agent or the seller?
It's your call, and it goes in the listing agreement like any other marketing cost. At $0.67 to $1.00 a room, five rooms come to $3.33 to $5.00, small enough to absorb as marketing.
Do I have to disclose virtual staging?
Yes. MLS rules and a growing number of state laws, including California's AB 723, require it. The app flags staged results as virtually staged and keeps the original beside the edit so you can post both.
